What changed on September 1, 2026
Large reserve studies now open in seconds instead of locking up your browser, and the Plans menu has a new Fully Funded in 30 Years option. Notifications can be paged and filtered, and properties can create their own tags by default.
Large reserve studies open in seconds¶
Opening the Reserve Analysis Report used to build the entire report at once. On a property with a thousand or more components, that could freeze the browser for a minute or longer.
Now the Table of Contents, Introduction, and Executive Summary appear first. The rest of the report fills in as you scroll to it or click a section in the Table of Contents.
- Sections you have not reached yet show their heading and a loading note, so you can still see the shape of the whole report
- Component Inventory and Component Photos and Details load their rows as you scroll
- You can send a colleague a link that opens the report at a specific section
- Nothing was removed. The PDF still contains the full report
Generating the PDF for a large study also completes reliably now, at the same print quality. Studies with more than a thousand photos had been timing out.
A new funding plan option: Fully Funded in 30 Years¶
The Plans menu now includes Fully Funded in 30 Years alongside the existing 50%, 75%, and 100% in 10 Years options. It creates a target-funding plan that reaches 100 percent funded in year 30, the gradual path to full funding across the whole study period.
Washington associations subject to the reserve study requirement must be shown a full funding plan that reaches 100 percent funded by the end of the 30 year period, and Nevada requires a 30 year comparison of projected and fully funded balances. This option covers that presentation. Adopting any plan remains your association's decision.
- Existing plans and the 10 year options are unchanged
- Once the plan exists for a fiscal year, the option shows as used, like the other delivered options
Notifications page: paging and filters¶
The Notifications page now shows 20 notifications per page, newest first, with page controls. If you have more than one property, you can filter to a single property. You can also filter by type: Maintenance Tasks, Project Tasks, or Accounts. The bell in the header works as before.
Properties can create their own tags¶
"Allow Property Tag Creation" is now on by default, for new portfolios and for existing ones. Property-level users can create and manage tags for their property without asking a portfolio administrator.
What you need to do: Nothing, unless you want to keep tag creation centralized. Portfolio admins can turn the setting off in Portfolio settings. It stays a portfolio-level setting and cannot be changed for a single property.
Fixes¶
- Saving property details with a blank Number of Floors. Leaving "Number of floors in the building" empty blocked every edit to that property, with no message. The field is optional now and can stay blank.
- Completing a project now updates Year of Installation. Completing a project, or closing out a single component on one, sets Year of Installation to the year the work ended, alongside the useful life and cost updates it already made. The change shows in the component's activity log.
- Planning year PDFs match the screen again (fixed August 18). Target funding plan figures in planning year PDFs of the Reserve Analysis Report did not match the plans in the application.
- Components and Projects pages no longer hang (fixed August 21). On some properties both pages sat behind a loading screen for several minutes.
- Mapping a transaction to a component works again. The component search in the Transactions assignment window returned nothing on integrated properties. It returns your components again and says so when nothing matches.
- Dashboard starting balance refreshes when you change fiscal year. It had kept the prior year's figure until a full page reload.
