What changed on July 24, 2026

You can now finish one part of a project and have your reserve study update right away, without waiting for the whole project to wrap up. Everyone assigned to a project also has a role now, and the Integrated Dashboard opens in about two seconds instead of twelve.

Finish one component at a time

A project often replaces several things at once. Irrigation might cover design, a pump station, and the lines themselves, finishing months apart.

Before, your reserve study only caught up when the whole project closed. Now you can close out each component as it finishes, and the reserve study updates that day.

  • Close out one component while the rest of the project stays open
  • Start from the Project Actions menu, or from the row itself on the Components tab
  • You are asked the same two questions as before: how much useful life the component has now, and what it actually cost
  • Nothing changes in your reserve study until you confirm it
  • Finished components stay on the project, marked complete with the date
  • When the project itself closes later, anything you already closed out keeps the numbers you set. You are not asked twice.

This keeps your reserve study current through the year instead of only at the annual true-up.

Every project assignee now has a role

People on a project are now marked as Project Manager, Collaborator, or Watcher. You can set the role right on the Assignees tab, and a project can have more than one Project Manager.

The role is per project, so someone can be the Project Manager on one and a Watcher on another. It has no effect on what they can see or do elsewhere in SmartProperty.

One thing to know: you now add people after the project exists. The window for creating a project no longer asks for assignees, so a new project starts with an empty Assignees tab.

A schedule snapshot you can put in a report

The Project Summary Report can now include a one month look-ahead of your stages, tasks, and milestones. Add it and reorder it like any other section, alongside budget, photos, and notes.

It is sized to fit the page, so boards and committees get the near-term schedule without a chart that runs off the edge. The full Gantt chart is still available in landscape in the Project Status Report.

Project fees now include change order credits

If a project had a change order that lowered its management fee, the portfolio project view and the Completed Projects Report were still showing the original amount. A project with a $78,000 fee and an $8,000 credit read as $78,000 instead of $70,000.

Both now show the net amount, matching what the project's Financial screen has always shown. Projects without change orders are unchanged.

The Integrated Dashboard is much faster

It now opens in about two seconds instead of eleven to thirteen. You will notice it most when moving between properties on an integrated portfolio.

The Expenditure by Category chart is hidden for now

This chart drew on general ledger codes that do not line up cleanly with your categories, so the picture it painted could be off. We have taken it out of both the dashboard and the PDF while we build a clearer, project-based view of spending.

Everything else on the dashboard is unchanged, including reserve expenses, contributions, projected expenses, and the reserve summary.

Two smaller fixes

  • Editing a stage no longer locks up. Renaming a stage and confirming without actually changing the name used to freeze the editor until you left the page and came back. Fixed.
  • Categories still in use cannot be deleted. The check only looked at your current planning year, so a category still used in an earlier year could be removed. It now looks across every year and tells you when a category is in use.
